Big Small Haus is a licensed Queensland builder. We build granny flats and second homes, renovate and extend houses, and put modular homes on the ground for the companies that make them. All of it across South East Queensland.

What we build

Granny flats and second homes: block check, approval, footings, build or install, sign-off
Renovations and extensions: kitchens, bathrooms, decks, new rooms
Modular installs: footings, crane day, connections and final inspection, for owners and for the companies that build modules

How we work

We look at the block before we price the job. Lot size, overlays, sewer and crane access decide more than the design does
Every price is itemised and in writing
What nobody can see yet, like the inside of an old wall, goes in as a provisional sum with a number on it, so it's a line on the quote and not a surprise on the invoice
Changes get a written variation and a price before the work starts. Not after, and not on a napkin
Residential jobs over $3,300 carry QBCC home warranty insurance, as Queensland law requires
Email only, so everything is in writing. A builder reads every email, Monday to Saturday
We clean up as we go. You'll get your driveway back

Where the work happens

No glass office and no showroom with a coffee machine. Some weeks we're in the shed at Laceys Creek, squaring up floors and framing modules. Some weeks we're in someone's bathroom in Ashgrove. Same crew, same standard, same muddy boots.

Who we work with

We are the authorised installer for Outhaus, a Queensland modular home maker. We install modules from other makers on the same terms. Because of that connection, our review of Outhaus says so at the top, and no company pays to appear in our reviews. We are a member of the Housing Industry Association.
