Will a granny flat fit your block?
Send us the address. A licensed builder checks it against the council rules and the ground, and emails you a straight answer: yes, no, or here's what it would take.
What we check
- Zone and the size cap. Which zone you're in and how big a second home your council allows on that lot.
- Lot size and frontage. Some councils say no below a set lot size. Moreton Bay is one.
- Overlays. Character, heritage, flood, overland flow, bushfire. These decide whether you need a planning application.
- Easements and services. Where the sewer and stormwater run, and what you can't build over.
- Slope and ground. Flat pad or stumps, and what that does to the cost.
- Access and crane. Whether a truck gets in, where a crane would stand and how far it has to reach.
How it works
Fill in the form. We pull the lot boundary, aerial, zone and overlays from the council and state maps, measure the open ground, and check it against your council's rules.
You get an email from a builder, not a call centre. If it's a no, we say so. If it's a maybe, we tell you what would make it a yes. Want a price after that? Reply and we'll take it from there.
