The short version
- The site is general information about building in Queensland. It isn't advice for your block.
- Prices, rules and fees change. Every page tells you when it was checked.
- Confirm anything that matters with your certifier and your council before you rely on it.
- A price on the site isn't a quote. A quote is only a quote once we've put it in writing for your job.
- Nothing is agreed until we both sign a building contract.
- Our photos, drawings and words are ours. Ask before you reuse them.
- Queensland law applies.
General information, not advice for your site
Our guides, cost pages, council pages and company reviews are written to help you understand the job. Every block is different: zoning, overlays, lot size, slope, sewer, flood, bushfire and access all change the answer. Nothing on the site is advice for your property or your situation, and it isn't legal, financial, planning or engineering advice. For that, talk to us about your job, or to a certifier, town planner, engineer, lawyer or financial adviser.
Prices and rules change, so check the date
Building costs, council fees, government charges and the rules themselves change, sometimes several times a year. Pages that carry prices or rules say when we checked them. Treat any figure as a guide to the size of the job on that date, not as a price for your build. Prices are in Australian dollars and, unless a page says otherwise, include GST.
Our sources, and why you should confirm them
Our guides list their sources at the bottom of the page: council planning schemes, state legislation, QBCC, the National Construction Code and Australian Standards, and makers' own published information. We work to get them right. Even so, rules are read and applied by your certifier and your council, and their reading of your site is the one that counts. Confirm with them before you buy, design or sign anything.
Quotes
Sending the quote form or the block check doesn't create any agreement, and it doesn't commit you to anything. A quote from us is only a quote once we've sent it to you in writing, for your address and your scope, after we've looked at the block. A price we mention in an email, on the phone or on site before that is an indication, not a quote. Every written quote says what it includes, what it excludes and how long it stands.
No contract until a signed building contract
Building work starts only under a written building contract signed by you and by us. That contract sets the price, the scope, the timing, the payment stages, the warranties and both sides' rights. In Queensland, residential building work over $3,300 also needs QBCC home warranty insurance, which is set out in the contract. If anything on this site differs from your signed contract, the contract wins.
Photos, drawings and words
The photos, drawings, illustrations, logos, page text and layout on this site belong to Big Small Haus Pty Ltd or are used with permission. You're welcome to read, print and share a page link for your own use. You can't copy our photos or drawings, use them to market another business, pass them off as your own work, or use them to build from without our written permission. Email howdy@bigsmall.au to ask.
Plans and drawings we prepare for a job are covered by that job's contract.
Links to other sites and company reviews
We link to councils, government bodies, suppliers and other builders so you can check things for yourself. We don't control those sites and aren't responsible for what's on them, and a link isn't an endorsement.
Our company reviews are based on public information: each company's own website, the ABN and company registers, the building licence registers and published articles, as at the date on the page. Companies change their ranges, prices and terms, so check with them directly before you rely on a review. Where we have a connection with a company, such as installing its homes, the review says so at the top. If you run a company we've reviewed and something is wrong or out of date, email howdy@bigsmall.au with the source and we'll check and fix it.
We don't use affiliate links and we don't take payment to list or rank anyone.
Using the site properly
Don't use the site or its forms to send spam, malicious files or anything unlawful, to try to break into or overload it, or to scrape it in bulk. We can block access to anyone who does.
Liability
We provide the site as general information and can't promise it will always be available, complete or free of errors. As far as the law allows, we're not liable for any loss that comes from relying on the site's content instead of advice for your situation, or from using a linked site.
Nothing in these terms excludes, restricts or changes your rights under the Australian Consumer Law or any other law that can't be excluded. Where the law lets us limit our liability for a breach of a guarantee, we limit it to supplying the service again or paying for it to be supplied again.

How we collect and use what you send us is in our Privacy Policy.
