Big Small Haus is a licensed Queensland builder, QBCC 15506005, and the authorised installer for Outhaus. We install and build granny flats across Logan: Springwood, Daisy Hill and Shailer Park, the older blocks around Woodridge and Kingston, and the acreage at Park Ridge, Logan Village and Jimboomba, where the 100 m² cap leaves room for a proper two bedroom home.
Logan allows bigger granny flats than most SEQ councils, but it charges infrastructure on them, so budget for it from day one.
| Rule | What it says |
|---|---|
| Maximum size | 70 m² GFA on residential lots under 1,000 m²; 100 m² otherwise |
| Distance from the house | Within 20 m of the house |
| Street setback | At least as far back as the house |
| Driveway | No extra crossover unless it's a corner or dual road lot |
| Setbacks | Queensland Development Code (MP1.1 under 450 m², MP1.2 over) |
| Approval | Usually accepted development: building and plumbing approval only |
Infrastructure charges
Logan charges a secondary dwelling as a dwelling: $26,193.40 for two bedrooms or fewer and $36,670.70 for three or more, under the resolution in force from 1 September 2025. A new resolution with relief for small one-bedroom granny flats went to council in October 2026; check whether it has started before you budget.
Overlays to watch
Flood (under the temporary local planning instrument TLPI 1/2024), acid sulfate soils, biodiversity and road noise all carry their own rules and can change the approval path.
Priority development areas
Parts of Greater Flagstone are run by Economic Development Queensland under their own scheme, so the Logan rules above may not apply there.
Rules that apply across Queensland
- You can rent a granny flat to anyone, not only family. The state removed the family-only test in September 2022. It still has to be secondary to the main house and can't be sold separately.
- You always need a building approval from a licensed certifier, and a plumbing approval from council.
- Queensland's new Housing Code started on 1 September 2026 with new setbacks. Each council keeps its current rules until it adopts the new code, by 1 September 2029 at the latest.
What we'd check on your block
The zone and the size cap, lot size and frontage, every overlay, where the sewer runs, the slope, and whether a truck and crane can get in. Send us the address and we'll tell you straight.
Getting a granny flat in on a Logan block
Water and sewer: Logan Water
Logan is the odd one out in the south: the council runs its own water and sewer as Logan Water, rather than Urban Utilities. And it's stricter than most on services. Council's domestic housing fact sheet says a secondary dwelling must have a separate water meter, while the house and the granny flat may share a single sewer connection point. It also needs its own property address, a bin service for each dwelling at a charge, and extra rates apply.
Building near a sewer or water main: if the design meets the Queensland Development Code MP1.4, a private certifier assesses it with the building application and no referral is needed. If it doesn't, it goes to council as a concurrence agency referral on the BOONRI form, and the certifier can't issue the building approval until council responds. If your job also needs a planning application, council includes that review at no extra cost.
Parking, driveways, flood and acreage
Logan wants room for cars. The fact sheet asks for a minimum of 4 car spaces when the granny flat is detached, or 2 when it isn't, and on a lot with less than 30 m of frontage there can only be one driveway crossover. On a standard suburban block that often decides where the granny flat goes before anything else does.
Flood is mapped under the temporary local planning instrument TLPI 1/2024 and can change the approval path, so check it early. Acreage is where Logan shines: lots over 1,000 m² get the 100 m² cap. Parts of Greater Flagstone run under Economic Development Queensland's own scheme instead.
Crane access in Logan
Suburban Logan is mostly kind to cranes: wider streets than inner Brisbane and plenty of single storey houses to lift over. Acreage is easy for the crane and harder for the truck when the driveway is long, steep or soft after rain. We check the route, the overhead power and where the crane's outriggers land before we quote.
What an install costs in Logan
Most installs run $70,000 to $140,000 inc GST, on top of the price of the home. In Logan, budget separately for council's infrastructure charge, which is the big local number, and for the separate water meter. On acreage the runs to sewer and power get long, and a block without sewer needs an on-site wastewater system, which roughly doubles the plumbing line. On a flat suburban lot near the sewer it sits towards the lower end.
Questions about granny flats in Logan
How much are Logan's infrastructure charges on a granny flat?
Under the resolution in force from 1 September 2025, $26,193.40 for two bedrooms or fewer and $36,670.70 for three or more. A new resolution with relief for small one-bedroom granny flats went to council in October 2026, so check whether it has started.
Does a Logan granny flat need its own water meter?
Yes. Council's fact sheet says a secondary dwelling must have a separate water meter. It can share the house's sewer connection point.
How many car parks do I need?
At least 4 spaces on the lot when the granny flat is detached, or 2 when it's attached to the house.
Can I add a second driveway?
Not on a lot with less than 30 m of frontage. There can only be one vehicle crossover, unless it's a corner or dual road lot.
Is Logan's water run by Urban Utilities?
No. The Queensland Government lists Logan City Council as the water and sewerage provider for Logan, trading as Logan Water. Questions about meters and building near mains go to council's Water Development Services.
Do I need council approval?
Usually not. Council's fact sheet says a secondary dwelling is typically accepted development when it meets all the planning requirements, so you need building approval from a private certifier and plumbing approval, not a development application.
Can I rent it out separately?
Yes. Council's fact sheet says it can be occupied by a different household and independently rented, and state law has allowed renting to anyone since September 2022. Extra rates and a second bin service apply.
