Who they are

A Brisbane family builder. Their about page says Hoek Homes started in 1967, built 50 houses in Mt Isa in the late 1960s and worked to Department of Housing standards through the 1970s to 1990s. Dean Hoek became a master builder and partner in the 1980s and set up Hoek Modular Homes in 2000. He's the CEO.

The company is Hoek Modular Homes Pty Ltd (ABN 84 128 296 480), active since November 2007, with its office and yard at 6 Leanne Crescent, Lawnton, north of Brisbane. Their home page says 1,600+ homes built in Queensland, 60+ staff and 50+ years in the trade. Clients shown include the Queensland Government, City of Moreton Bay, Sunshine Coast Council and Australia Zoo.

They list two 2025 awards: HIA Sunshine Coast and Wide Bay (Specialised Housing) and Master Builders Queensland (Housing and Construction).

Seeing one: their FAQ says no display is open right now because a new one is being built, but you can tour homes under construction in the Lawnton yard. There's also a virtual tour on their site.

What they make

Three lines: granny flats and second dwellings, transportable modular homes from 1 to 5 bedrooms, and custom family homes including sloping sites. The designs page lists 24 plans. Floor areas are their "living size" figures.

Their FAQ says designs can be modified to suit your site and family. They don't build kit homes; every home is fully built.

How they build

  • 90 mm termite-protected blue timber wall frames on an engineered steel and/or timber subframe, N3 wind rating, engineer certified.
  • Galvanised 75 x 75 RHS posts set in concrete piers 900 mm deep by 450 mm, up to 800 mm finished floor height. Slab-on-ground may be possible on flat sites within 50 km of Lawnton, subject to soil and slope.
  • James Hardie Axon 133 cladding with a fine-texture Hardie feature panel, Colorbond Custom Orb roof with eaves, Colorbond quad gutters.
  • Powder-coated aluminium windows, with Low-E glazing to living areas subject to the energy report.
  • Insulation: R2.5 walls, R3.0 ceilings and an R1.3 anti-condensation blanket under the roof.
  • Energy: a full assessment to meet Queensland Development Code MP 4.1 (sustainable buildings). No star figure is published.
  • Merbau decking, powder-coated balustrades, ceiling fans in bedrooms, living and on the deck, and an electric hot water system sized to the bedrooms.

Price

They price on request. Their FAQ says a price list including transport to your area is provided once your site location is known, and their process starts with a concept plan and budget estimate, then a preliminary tender, then a final tender after building and plumbing approvals. Payment stages and deposit aren't published; ask for them in writing. Call (07) 3889 7385 or email sales@hoekmodularhomes.com.

What's included, and what sits on top

Included, as their inclusions and FAQ pages list it

  • Transport (within their base area; see below)
  • Soil test and foundation design, posts and piered footings
  • Decks, balustrades and a stair allowance of three treads, as per plan
  • Managing council certification and town planning, with their team dealing with planners, engineers and authorities
  • A free site inspection once you've picked a design within budget
  • Kitchen with oven, cooktop and ducted rangehood, tiled and waterproofed bathroom and laundry, carpet and vinyl, interconnected smoke alarms

Excluded from base pricing

  • QBCC home warranty insurance and QLeave, added to the tender
  • Plumbing, electrical, gas and telecommunications connections, added to the tender
  • DA fees, survey, hydraulic, bushfire, flood and other reports
  • Site access works, scaffolding, earthworks and retaining walls
  • Landscaping, fencing and paving unless quoted
  • Out-of-area charges more than 50 km from Lawnton
  • Crane: their site doesn't say; ask

On connections, their FAQ says they can arrange and supervise plumbing, electrical and sewer through their own trades where available. In regional areas they give guidance and put you in touch with local trades instead.

Where they deliver

Queensland. Base pricing covers sites within 50 km of the Lawnton office, with out-of-area charges beyond that. Their site doesn't draw a boundary, but the projects and clients shown run from Moreton Bay and the Sunshine Coast out to Bulloo Shire and Quilpie in the south-west. They list a Brisbane and Moreton Bay focus.

Their FAQ says most projects take about 12 to 18 weeks, depending on access, slope and size, with a firm timeline after the site assessment.

Warranty and licence

Their inclusions page lists the government-backed 6-year and 6-month structural warranty (the Queensland Home Warranty Scheme) and a 6 to 12 month maintenance period, subject to conditions. Bathrooms carry a waterproof membrane with a wet seal guarantee.

Hoek Modular Homes Pty Ltd holds QBCC licence 1169135, active: Builder Low Rise plus carpentry, drainage and joinery (register checked 13 October 2026). The licence number isn't shown on their site.

Getting one into the ground in Queensland

Hoek is local and handles most of this itself, from site inspection and approvals to footings and delivery. The steps after you sign are the same for any modular home here:

  1. Block check. Zoning, lot size, flood, bushfire and character overlays, easements, where the sewer and stormwater run, and the slope. This decides what you can put on the block before you spend on a home.
  2. Approval. Building approval from a private certifier, plus council planning approval if an overlay or the planning scheme calls for it. Plumbing and drainage work needs its own council approval.
  3. Footings. A soil test and an engineer's footing design, then piers, posts or screw piles set out to the home's support points before it arrives.
  4. Transport and crane access. A route check, oversize permits and pilot vehicles for wide loads, clearance from power lines and trees, and a firm, level spot for the crane close enough to reach the footings.
  5. Connections. A licensed plumber for water, sewer and stormwater, and a licensed electrician for the supply and the connection to the network.
  6. Final inspection and home warranty. The certifier's final inspection, the plumbing sign-off, and QBCC home warranty insurance, which covers most residential building work over $3,300 done by a licensed contractor.
Need an installer?Hoek builds, delivers and installs its own homes and manages approvals itself. Big Small Haus installs modular homes across South East Queensland: footings, crane day, connections and sign-off, under QBCC licence 15506005. We're not connected with Hoek. If you want an independent block check before you buy, or connections and site works that Hoek leaves out of its price, we can help if you or Hoek ask us to. Check their own terms first.

Questions to ask them

  • A full price in writing, with the home, transport and site works shown separately
  • Which inclusions list applies to my job, site build or transportable
  • The out-of-area charge for my address, if I'm more than 50 km from Lawnton
  • Will my site need a crane, and is it in the price?
  • Who does the connections at my address, and what they'll cost
  • The energy assessment result for my plan, and any upgrades it calls for
  • The payment stages and deposit
  • The QBCC home warranty premium and QLeave figures in the tender
  • When the new display home opens

Who they suit

Queensland owners, SEQ especially, who want a standard-plan granny flat or family home from 41 to 157 m², built by a long-running local family company that manages approvals in house. The spec is a familiar Queensland one: timber frame, Hardie cladding, Colorbond roof, raised on posts with a Merbau deck. Pricing comes by asking, not off a page.
