Who they are

ORANA is the premium modular range of AJC Modular, which says it has more than ten years in modular construction, homes built since 2014 and thousands of buildings delivered across Australia. Its Queensland showroom is at 1/1 Blue Rock Drive, Luscombe, in the Gold Coast to Logan corridor, open Monday to Friday 9am to 4:30pm and Saturday 9:30am to 2:30pm.

The leadership team is led by CEO Andrew Copley and includes a sales manager for Australia and one for the United States. The factory address isn't published on their site.

Their terms and conditions name AJC Portables Pty Ltd as the party that builds and supplies. ABN Lookup lists AJC Portables Pty Ltd (ABN 30 602 941 604), AJC Portables National Pty Ltd (ABN 21 661 328 874) and AJC Portables Qld Pty Ltd (ABN 55 664 552 827), all active and registered in New South Wales. The site doesn't show an ABN or licence number.

The moveable units sit on a permanent tri-axle, six-wheel chassis with a fixed drawbar, stabiliser legs and a jack. They're craned into place, not towed or road registered. Services are a garden-hose water inlet, hose-out grey water, a composting toilet, electric hot water and a 15/20 amp caravan-style power inlet, all electric. ORANA says rules vary by state and offers a state-by-state guide; in Queensland, check with your council before you buy one as a dwelling.

Fixed designs can be customised: floor plans, finishes, layouts, cladding, kitchen and bathroom layouts, decks, eaves and accessibility changes, through their Design Studio configurator.

How they build

  • Built complete in their factory and delivered finished, not built on site.
  • Their process page describes a precision-engineered steel frame, and the same page mentions premium SIP construction. Ask which system your model uses.
  • The moveable range uses an ORANA structural steel base, 50 mm steel wall and roof frames, and insulated walls, roof and floor.
  • Their about page says homes are Class 1a and meet 7-star energy efficiency requirements.
  • Designer finishes, stone surfaces and premium fixtures are standard, per their home page.
  • Timing: their FAQ says homes can be ready in about 15 weeks from contract, depending on design, with on-site assembly in one day.

Price

ORANA publishes prices for every model on its designs page, from $77,900 plus GST for the 20.4 m² Byron granny flat to $222,900 plus GST for the 94.9 m² Breeze, at 2026 launch pricing, as published, checked October 2026. A downloadable price guide and an online site cost estimator are on their site.

Their terms say prices are ex factory. The price covers building the home to the signed contract, transport to the nearest port, photos before it leaves and a clean inside and out.

Payments and changes, per their terms

  • A $750 or $1,500 deposit, non-refundable because it pays a third-party contractor.
  • A first payment of 40%, non-refundable once received, because materials are ordered straight away.
  • Delivery payment due on or before the delivery date unless otherwise arranged.
  • Three free floor plan changes during drafting, then $495 per variation after written approval.
  • Their terms also set interest on unpaid balances after completion. Read the full terms before you sign.

What's included, and what sits on top

  • Site preparation and footings: not included, per their terms. Their site cost estimator lists site preparation and footings as a separate item.
  • Delivery: their terms include transport to the nearest port. Delivery from there to your site is arranged separately by an independent transport company and is your responsibility.
  • Crane: listed in their site cost estimator as a separate item.
  • Electrical and plumbing connection: listed in their site cost estimator. Their terms exclude the plumbing connection and ask your plumber to check fixtures and pressure test.
  • Approvals: ORANA offers in-house council approval with a town planner in Victoria, South Australia and Queensland. A free site plan is drawn with Can I Build software.
  • Installation: optional, through recommended tradies. Full turnkey installation is offered in select regions only.
  • Storage: if you can't take delivery on time, the home goes to a holding yard at your cost for transport and daily storage.
  • Decks: offered as a customisation. Pricing isn't published; ask.

Where they deliver

ORANA supplies Australia-wide, with full turnkey installation in select regions. Approvals are handled in-house in Victoria, South Australia and Queensland. The Luscombe showroom is the Queensland base.

Warranty and licence

Their terms give a 10-year structural guarantee on all buildings, and say materials are new and fit for purpose. Fit-out and workmanship warranty terms aren't published on their site; ask for them in writing.

We couldn't find a QBCC licence under the AJC, AJC Modular or ORANA names when we searched the register on 13 October 2026, and their site doesn't show a licence number. Because their contract covers supply of the home, the footings, crane and connections are usually contracted separately. Ask which company you'd contract with, and who holds the QBCC licence for the work on your block.

Getting one into the ground in Queensland

ORANA supplies the home. Getting it onto your block is a separate job, and these are the steps.

  1. Block check. Zoning, overlays (flood, bushfire, character, heritage), easements, where the sewer and stormwater run, slope, and whether a second dwelling fits under your council's rules.
  2. Access check. The truck route in, overhead power lines, trees, and a firm, level spot for the crane within reach of the footings. Oversize loads can need escorts and road permits.
  3. Approvals. A private certifier issues the building approval. If an overlay or the planning scheme triggers it, you need planning approval from council first. Expect a soil test and engineering for the footings.
  4. Footings. Screw piles, bored piers or a slab, set out to the home's support points, built on site while the home is in the factory.
  5. Transport and crane day. The modules are trucked in, lifted onto the footings and tied down.
  6. Connections. A licensed plumber connects water, sewer and stormwater, and a licensed electrician connects power. Stairs, decks and ramps go on now if they're in the scope.
  7. Final inspection. The certifier inspects and issues the final inspection certificate (Form 21 for a house or granny flat), with plumbing signed off separately.
  8. Home warranty. Residential building work over $3,300 in Queensland must be covered by the Queensland Home Warranty Scheme. The licensed contractor who signs with you pays the premium to QBCC before work starts. Structural defect cover generally runs 6 years and 6 months.
Need an installer?Big Small Haus installs modular homes across South East Queensland: footings, crane day, connections and sign-off, under QBCC licence 15506005. We can install an ORANA home if you or ORANA ask us to. We're not their appointed installer, so check their own install terms first.

Questions to ask them

  • Which company signs my contract, and what is its ABN and QBCC licence number, if any?
  • Where is the factory, and can I see a home being built?
  • Is my model steel frame, SIP, or both?
  • Where is the nearest port for my block, and what does delivery from there cost?
  • Is turnkey installation offered in my area, and who does it?
  • How long does the launch price hold, and what does the price guide include?
  • What fit-out and workmanship warranty do you give, beyond the 10-year structural guarantee?
  • What energy rating does my model reach on my block?
  • For a moveable unit, what does my council say about living in it?

Who they suit

Gold Coast and Logan buyers who want a published price up front and a wide range to pick from, from a 20 m² studio to a 95 m² three-bed home, with a showroom to visit. The supply-only model suits owners who are happy to engage their own licensed builder for footings, crane and connections, or who want to manage those trades themselves.
