Who they are

Roomi builds transportable homes, granny flats and portable offices in a factory at Bay 4/45 Textile Crescent, Salisbury, on Brisbane's south side. Display units sit at the same address. Their tagline is built in Brisbane, delivered Australia-wide.

The company on the ABN register is Roomi Pty Ltd (ABN 36 660 862 760), an Australian private company registered in Queensland, ABN active from 9 July 2022. A second company, Roomi Constructions Pty Ltd (ABN 13 702 121 588), has been registered at the same postcode since 7 September 2026. Their site doesn't say which entity you contract with; ask.

Track record, as they state it: more than 150 Roomis built, 200-plus crane lifts and more than 50,000 km travelled on deliveries. Their homepage also carries the Australian Made logo.

What they make

Four product lines: the Bare Roomi (an open shell), the Kitchen and Bathroom Roomi (move-in ready), The Ranch (custom plan with a verandah) and the Joiner (two or more buildings joined at the kitchen, side, end or corner). Standard lengths run 8 to 15 m in 1 m steps, in widths of 3.5, 4.0 or 4.5 m. Smaller custom sizes are available on request. Their online catalog says there are 67 layouts; these are the ones it shows.

Floor areas for the Ranch and deck rows are length times width; the catalog names them by size only. Roomi notes its floor plans are concept layouts, not construction drawings.

How they build

  • Frame: heavy galvanised steel framework on steel skids for transport.
  • Walls: 50 mm insulated wall panels with insulated metal cladding, in a choice of colours.
  • Roof: insulated roof panels (listed as 10 mm in the catalog).
  • Floor: 19 mm termite-treated green-tongue flooring under commercial-grade vinyl.
  • Windows and doors: Bradnams lockable windows and glass sliding doors, both with flyscreens.
  • Built whole in the Salisbury factory and delivered finished. The catalog puts the build at about 3 weeks once approved.
  • Classification: Class 1a, a standalone dwelling for permanent living, as Roomi states it.
  • Energy: Roomi states 7-star energy, from insulation, thermally efficient windows and passive design.
  • Wind: C2 cyclone rating available at extra cost, engineered for wind speeds up to 224 km/h, per their compliance page.

Price

Their process page and their terms describe the split differently, so get it in writing: which of delivery, crane, footings, connections and certification Roomi delivers, which its partners quote, and which you arrange yourself. Their terms also say you must give vehicle and crane access, and that delays from access or unfinished site prep can cost extra.

Where they deliver

Australia-wide, by their own description, with Queensland and New South Wales named first. Delivery is priced on the distance from Salisbury. Their process page quotes 3 to 4 weeks for build and delivery, and 8 to 12 weeks from order to installation in most cases where council approval is needed.

Warranty and licence

Roomi's catalog states a 2-year warranty covering construction and all inclusions. Their terms add that structural defects are covered under Australian Consumer Law, appliances and fixtures carry the makers' warranties, and workmanship defects are fixed at Roomi's cost during the warranty period. Exclusions listed include misuse, modifications, natural disasters and lack of maintenance.

Their site doesn't publish a QBCC licence number, and we didn't find one under the Roomi company names on the register on 14 October 2026. A home made in a factory is supplied to you, not built on your block, so the licence that matters is the one held by whoever does the on-site work: footings, set-down and connections. In Queensland that work, over $3,300, needs a QBCC licensed contractor. Ask Roomi in writing who that is and who takes out the home warranty insurance.

Getting one into the ground in Queensland

Buying the building is step one. Roomi's terms leave the site to you unless agreed otherwise, so these are the jobs to line up:

  1. Block check. Confirm the lot size, zoning, overlays (flood, bushfire, character), easements and sewer position before you sign for a home. This decides where the home can sit and what approvals you need.
  2. Approval. A secondary dwelling needs building approval from a private certifier, and some blocks also need council planning approval. Allow for a soil test, engineering and an energy report.
  3. Footings. Piers or a slab designed by an engineer for your soil class and wind region, set out by a surveyor, and inspected before the home lands.
  4. Transport and access. The truck needs a clear route to the site, and either a crane pad with room to swing or a level run for a trailer. Overhead power, trees and side setbacks are the usual problems.
  5. Connections. A licensed plumber and electrician connect sewer, water, stormwater and power. Long runs, pump stations and meter upgrades cost more.
  6. Final inspection. The certifier signs off once the home is fixed down, connected and compliant, and issues the final certificate.
  7. Home warranty. In Queensland, residential building work over $3,300 needs a QBCC licensed contractor, and the licensed contractor takes out QBCC home warranty insurance for insurable residential work. Know which company holds it for each part of the job.

Roomi says its average install needs 3 to 5 site visits. Plan the footings, crane day and connections around their delivery date.

Need an installer?Big Small Haus installs modular homes across South East Queensland: footings, crane day, connections and sign-off, under QBCC licence 15506005. We can install a Roomi if you or Roomi ask us to. We're not their appointed installer, so check their own install terms first.

Questions to ask them

  • Which company am I signing with, Roomi Pty Ltd or Roomi Constructions Pty Ltd?
  • Who is the QBCC licensed builder for the on-site work, and what's the licence number?
  • Who takes out QBCC home warranty insurance, and for which parts of the job?
  • Is my quoted price the Kitchen and Bathroom version, and what are the 4.0 and 4.5 m prices?
  • What does delivery from Salisbury to my address cost, including any pilot vehicles?
  • Is the crane in your price or separate, and what lift do you need on my block?
  • Who builds the footings and does the connections: you, your partners, or me?
  • What's in the $6,100 engineering fee, and who is the certifier?
  • Is the 2-year warranty in the contract, and what does it cover after the first year?
  • What payments are due after the 25% deposit, and when?

Who they suit

Buyers who want a compact, steel-framed backyard unit with a published building price, built close to Brisbane, and who are happy to organise or separately contract the site work. The joiner layouts give a three-bedroom option up to 84 m², and the Salisbury display lets you walk through before you buy.
