Who they are
A family-owned granny flat builder with its head office, factory and display at Bayswater in Melbourne's east, and a Queensland office and display at 3/6 Graham Street, Underwood, in Logan. Their About page says they build wall systems at both the Bayswater and Underwood factories.
The company behind the name is Betnale Pty Ltd (ABN 34 056 151 921), registered in Victoria, which has held the Superior Granny Flats business name since 17 April 2012. Their site cites more than 40 years' experience, Master Builders membership in Victoria and Queensland, and work as a government tender and contract builder. They also show a Victorian building practitioner registration, CDB-U 52155.

Each plan has a porch, and every model is listed as 7-star energy efficient. Their FAQ says plans can be customised and units made wheelchair accessible.
How they build
Superior says it can deliver a prefab home flat-pack and assemble it on site. Their Queensland standard inclusions sheets set out the build:
- Floor: timber subfloor on steel stumps, with 19 mm particleboard sheet flooring.
- Walls: timber framed to AS 1684, painted compressed fibre-cement weatherboards outside, 10 mm plasterboard inside.
- Windows: powdercoated aluminium, single glazed with 6.38 mm laminated glass, flyscreens to all windows.
- Roof, Affordable range: 100 mm structural composite ceiling panels under a 3 degree Zincalume roof with Colorbond gutters.
- Roof, Superior range: 15 degree timber trussed roof with Colorbond roofing and 10 mm plaster ceilings.
- Ceilings 2.55 m high as standard in both ranges.
- Energy: 7-star minimum as per the National Construction Code, insulation to walls, floor and ceiling, a 1.5 kW solar system and a heat pump hot water system.
- Porch: timber subfloor with oiled decking, handrail and steps to suit the site (3 steps minimum).
Their FAQ puts the build at about 6 weeks once it starts, depending on size and design.
Price
Superior publishes a price for every plan, as published, checked October 2026 (table above). The Affordable range starts at $117,900 and the Superior range at $139,900. Prices are marked as East Coast Australia construction and may vary with council and building requirements. On top of the advertised unit price, the range pages list:
- $8,500 in Victoria and Queensland for the design stage: concept and working drawings, soil testing and certification, land survey, internal team survey, energy report and the Master Builders contract.
- $19,900 in Queensland (within 28 m) for connection of electricity, water, sewer and stormwater, excluding any upgrade of existing services. The Victorian figure is $9,900 within 12 m.
- A separate footnote on the same pages says $10,900 for services within 12 m of the home.
The Queensland inclusions sheet lists connection to existing services within 28 m as a standard inclusion. With three figures on the site, ask them to confirm in writing which connection cost applies to your quote. A free top-of-range Daikin split system is advertised for a limited time.

Where they deliver
Victoria and Queensland, with northern NSW, the Gold Coast and Brisbane also named. Their Queensland service list runs to 36 areas, including Logan, Ipswich, Redland Bay and the bay islands, Moreton Bay, Caboolture, the Sunshine Coast, Noosa, Gympie, Toowoomba, Maryborough and Hervey Bay.
Warranty and licence
A warranty period is not published on their site; ask for it in writing.
Betnale Pty Ltd holds QBCC licence 1285667, Builder Open, active, trading name Superior Granny Flats, financial category 4 (register searched 14 October 2026). The register shows a condition recorded on the licence; QBCC says condition details are in the licensee's full history, which you can request. Sign with that company.
Getting one into the ground in Queensland
Superior builds and connects the home itself, so most of this sits with them. What's left with you is the block and the approvals path:
- Block check. Confirm the lot size, zoning, overlays (flood, bushfire, character), easements and sewer position before you sign for a home. This decides where the home can sit and what approvals you need.
- Approval. A secondary dwelling needs building approval from a private certifier, and some blocks also need council planning approval. Allow for a soil test, engineering and an energy report.
- Footings. Piers or a slab designed by an engineer for your soil class and wind region, set out by a surveyor, and inspected before the home lands.
- Transport and access. The truck needs a clear route to the site, and either a crane pad with room to swing or a level run for a trailer. Overhead power, trees and side setbacks are the usual problems.
- Connections. A licensed plumber and electrician connect sewer, water, stormwater and power. Long runs, pump stations and meter upgrades cost more.
- Final inspection. The certifier signs off once the home is fixed down, connected and compliant, and issues the final certificate.
- Home warranty. In Queensland, residential building work over $3,300 needs a QBCC licensed contractor, and the licensed contractor takes out QBCC home warranty insurance for insurable residential work. Know which company holds it for each part of the job.
Ask early whether your block needs a council DA, because their price excludes DA and authority fees.
Questions to ask them
- Which connection figure applies to my block: $10,900, $19,900, or included within 28 m?
- Is the $8,500 design stage payable before the contract, and is it refundable?
- Does my council need a DA, and who prepares and lodges it?
- What is the warranty on structure and on the fit-out, in writing?
- What is the condition recorded on licence 1285667?
- Who takes out the QBCC home warranty insurance, and for what contract value?
- What happens if my sewer or power is more than 28 m from the house?
- What's the timeline from deposit to handover, including approvals?
- Which parts are made in the factory and which are built on my site?
- Does the price change if my site needs taller stumps or extra steps?
Who they suit
South East Queensland owners who want a conventional, timber-framed granny flat on stumps with a published price for every plan, a long list of inclusions such as solar and a split system, and a builder who handles the build and connections. Ten floor plans from 24 to 84 m² cover most backyard briefs, and you can walk through the Underwood display first.
